Skylight Leak Repair in Golden Hill from $350. Forty-year-old curbs, and the sealant that was never meant to last this long. Free inspection and a written quote.
On the older Golden Hill houses a skylight has often been added long after the roof was built, cut into a deck that was never designed for it. Those are the worst of both worlds: a site-built curb on skip sheathing, with no proper opening framing. Worth establishing what is actually up there before anyone quotes a reseal.
Orange County tract housing from the 1960s through the 1980s is full of original skylights, and they are the single most common leak point we find in Fullerton. The unit itself is usually not the problem. The curb it sits on, the flashing around that curb, and the sealant bedding it are.

Re-flashing and re-bedding a skylight curb runs $350 to $1,200 depending on access and what the flashing is bedded into. Replacing the unit with a modern deck-mounted skylight and an integral flashing kit starts around $900 fitted and is frequently the better value on a forty-year-old curb. The deck decides the price here. Skip sheathing on a 1920s house has to be overlaid before a modern covering goes down, and that is a real cost a quote written without going up will not contain. Two neighboring houses can differ by thousands on exactly that.
A sound curb, sound framing and one failed face. That is a contained repair and it should be priced as one.
A site-built curb on a 1960s-80s tract roof, where another bead of sealant buys a couple of seasons and an integral kit buys decades.
Rotten opening framing, a shaft that has to be re-lined, or a tile roof where the surrounding field has to come up to reach the flashing.
Golden Hill is the hardest neighborhood in the city to quote from the street, because two houses that look alike can be forty years apart. A 1920s house may still be on skip sheathing, which a modern covering cannot be nailed into without an overlay first; a 1970s one next door is on plywood. Which deck you have changes the price, and only a survey answers it.
Golden Hill carries housing from the 1920s through the 1970s, so the deck under the covering varies street by street rather than neighborhood-wide.
Including ours. There are enough door-knockers working this county that the checks are worth making on anybody.
On a leak, the entry point and the stain are rarely in the same place. A diagnosis made from the roof alone is half a diagnosis, and it is why the same leak gets 'fixed' twice.
A fire-rated assembly, a tear-off versus an overlay, and a sheathing allowance each move the price by thousands. A cheaper quote is sometimes a lesser roof rather than a better price.
A number produced in the driveway is a guess with a decimal point on it. Nobody can price a skylight curb, a valley or a wall flashing without getting to it, or judge the ceiling below without looking at it. We do not price at the curb and we do not price from a photograph you send us.
The first question on a Golden Hill leak is how old the house is, because this neighborhood spans the 1920s to the 1970s and two houses that look alike can be forty years apart.
Concrete tile and forty-year-old skylights.
Above the golf course. Wind finds the upslope face.
Big lots, old trees, and litter in every valley.
The newest stock here. Usually one failed detail.
Backs onto the park. Debris and brush exposure.
Oldest stock, parapets, and nowhere to park a truck.
A different city, with its own building department.
The questions this job turns on, answered up front.
Often not. The glass and the frame usually outlast the curb they sit on, and on a 1960s-80s Fullerton roof it is almost always the curb flashing and the sealant that failed. We price re-flashing and replacement side by side so you can see the difference.
A great deal. Water at the top corner of the shaft points at the head flashing; down one inside face points at that side of the curb; at the bottom edge often means the sill. It is one of the few roof leaks that can be narrowed down before anyone goes up.
Someone who will go in the attic. On a low-pitch roof the water enters at a junction and travels before it drops, so the hole is rarely above the stain. Anyone who quotes from the ground, or from a photograph, is guessing at which detail failed.
Composition shingle, twenty to twenty-five years. Concrete tile, fifty or more -- but the felt underneath it, twenty to thirty, which is why tile roofs leak with the tile still perfect. Skylight sealant is the shortest-lived part of most roofs here at ten to fifteen years.
A repair usually does not; a re-roof does. In this city it comes from the City of Fullerton, and in Brea from the City of Brea -- both are their own incorporated cities and neither goes through LADBS. We pull it, and the inspection that comes with it is your independent check that the specification was followed.
Free inspection, and a written quote against a written scope. Every slope photographed before and after - the set is yours.
